Pay Grade: $20.00-27.00, BCHA contributes 11.12% for employee retirement. Employee benefits include: Medical insurance, Life insurance, Long Term Disability, vacation and sick time accrues with years employed


Position Summary

The Maintenance Technician II performs skilled and semi-skilled maintenance, repair, and preventive maintenance work across Housing Authority properties to ensure safe, sanitary, and well-maintained housing for residents. This position independently completes a variety of maintenance tasks including carpentry, plumbing, electrical repairs, appliance service, and unit turnover preparation.

The position supports compliance with standards established by the U.S. Department of Housing and Urban Development including NSPIRE/HQS inspection requirements, and responds to work orders, maintenance requests, and emergency repairs.


Essential Duties and Responsibilities

Maintenance and Repairs

  • Perform maintenance and repair of Authority-owned housing units and buildings including plumbing, electrical, carpentry, drywall, flooring, and appliances.
  • Diagnose problems and complete repairs to residential systems including water heaters, fixtures, outlets, switches, lighting, and doors.
  • Perform general carpentry including installation and repair of cabinets, trim, doors, and framing.
  • Complete minor electrical repairs such as replacing outlets, switches, light fixtures, and breakers consistent with code and training.
  • Perform minor plumbing repairs including leak repair, fixture replacement, drain clearing, and toilet repair.

Unit Turnovers

  • Prepare vacant units for occupancy including repairs, cleaning coordination, painting, and safety checks.
  • Ensure units meet Housing Authority standards and pass required inspections prior to re-leasing.
  • Identify maintenance needs during vacancy inspections and complete required repairs.

Preventive Maintenance

  • Assist in routine inspection and maintenance of building systems including HVAC units, boilers, water systems, and electrical systems.
  • Perform seasonal maintenance such as filter changes, weatherization tasks, and exterior maintenance.
  • Assist with grounds maintenance activities as required.

Work Orders and Documentation

  • Respond to resident maintenance requests in a timely and professional manner.
  • Document work completed through work order systems and maintenance logs.
  • Communicate maintenance needs or building issues to supervisors.

Resident Interaction

  • Provide courteous and professional service when working in occupied units.
  • Communicate respectfully with residents regarding repairs and access to units.

Safety and Compliance

  • Follow all safety procedures and proper use of tools and equipment.
  • Maintain compliance with Authority policies and applicable housing standards.
  • Report safety hazards, property damage, or unusual conditions to supervisors.

Knowledge, Skills, and Abilities

  • Knowledge of general building maintenance including plumbing, electrical, carpentry, and appliance repair.
  • Ability to troubleshoot maintenance issues and determine appropriate repair solutions.
  • Ability to use common maintenance tools and diagnostic equipment.
  • Ability to read work orders, manuals, and basic technical instructions.
  • Ability to prioritize multiple repair requests and work independently.
  • Ability to interact professionally with residents and coworkers.

Minimum Qualifications

  • High school diploma or GED required.
  • 2–4 years of building maintenance experience in residential, commercial, or multi-family housing.
  • Experience in skilled trades such as plumbing, electrical, carpentry, or HVAC preferred.
  • Valid driver’s license with acceptable driving record.
  • Ability to pass background screening.

Physical Requirements

  • Ability to lift and carry up to 50 pounds.
  • Ability to climb ladders, work in confined spaces, and perform overhead work.
  • Ability to stand, walk, bend, kneel, and reach for extended periods.
  • Ability to work indoors and outdoors in varying weather conditions.

Work Environment

Work is performed in residential buildings, maintenance shops, mechanical rooms, and outdoor environments. The position may be exposed to dust, noise, temperature variations, and maintenance-related hazards.

Participation in after-hours or on-call maintenance rotations may be required.
